Why Home Warranty Policies Don’t Work for Rental Properties

Why Home Warranty Policies Don’t Work for Rental Properties
By Jamie Braun, Owner & PMIC at ASSURED Property Management

Many homeowners are drawn to home warranty policies because they seem like a safety net—an affordable way to protect against unexpected repair costs. And for owner-occupied homes, they can make sense. But in the world of rental property management, these policies often create more headaches than they solve.

Here’s why we generally recommend avoiding home warranty plans for rental homes:

🕒 Slow Response Times = Frustrated Tenants

Warranties are known for long wait times. It can take days—sometimes over a week—for a technician to be assigned and dispatched. For a homeowner living in the house, that may be inconvenient but manageable. For a paying tenant expecting timely service, it’s unacceptable—and leads to complaints, negative reviews, or even legal issues if habitability is impacted.

🔧 Low-Quality or Limited Vendors

Warranty companies often work with the cheapest available service providers, not necessarily the most qualified or reliable. In many cases, they’re unable to find local vendors at all, leaving your property stuck in limbo while the issue sits unresolved.

As professional property managers, we have vetted, licensed vendors we trust—and we can’t use them if the warranty company requires their own subcontractor.

💸 Upfront Fees That Don’t Guarantee Results

Every service call under a warranty plan usually comes with an upfront trade call fee, typically $75–$125, even if:

  • The problem isn’t fixed
  • The vendor doesn’t show up
  • The issue isn’t covered
It adds insult to injury when you’re paying for delays and non-solutions.

🔁 Delays in Replacements – “Must Fail Multiple Times”

One of the most frustrating things about warranty policies is the requirement that systems or appliances “fail multiple times” before they’ll approve a replacement. That means:

  • Tenants suffer through repeated issues
  • You’re paying for repeated visits
  • The root problem lingers far longer than it should

That’s not just inefficient—it’s a major liability.

🔧 We Can’t Do What Needs to Be Done

Home warranty policies take control out of our hands. As your property manager, we’re here to resolve issues quickly, protect your asset, and keep tenants satisfied. When we’re forced to wait on third-party approval and third-party vendors, our hands are tied. That’s not a position we—or you—want to be in.

🏠 Warranty Companies Prioritize Cost, Not Care

At the end of the day, warranty companies are designed to minimize their own costs, not to maintain the condition or reputation of your rental home. That’s the opposite of what we aim to do.

✅ A Better Approach: Direct, Professional Maintenance Management

When issues arise, we use trusted, licensed, and responsive vendors who we know will show up, fix the problem, and treat your property with care. It might seem like it costs more in the short term, but in reality, it:

  • Preserves tenant satisfaction and retention
  • Protects your property value
  • Resolves issues quickly and properly the first time
  • Avoids unnecessary repeat costs, delays, and liability

Still thinking about keeping a home warranty? Let’s talk about how we can set up smart budgeting, preventative maintenance, and solid vendor relationships instead—so you’re not stuck waiting for someone else to care about your rental home.
