Let’s talk about why being a pet-friendly rental property can be a game-changer for your investment. 🏡
Did you know?
- Not allowing pets severely limits your pool of prospective tenants.
- Homes that don’t allow pets often sit on the market much longer than those that do.
- About 70% of U.S. households own pets, and 34% of U.S. households are renters. You can see how saying “no” to pets might limit your options.
Here’s what we suggest: Be open to pets! 🐕🐱 You can set guidelines—1 dog, 1 cat, max of 2 pets, no cats, no puppies under 6 months, etc.—but keeping that door open ensures a wider pool of potential renters.
Plus, we charge a non-refundable pet fee. At the end of the lease, if there are no issues related to the pet, that fee goes directly to you as a thank you for allowing pets and covering any additional wear and tear. In our experience, it’s usually little to none.
Here’s a fun fact: Our pet families tend to be our longest-term tenants, renewing year after year because finding pet-friendly housing can be a challenge. 🐾
We don’t just stop at allowing pets—we do our due diligence. We screen pets just like we screen human tenants, using PetScreening to verify vet records, ensure pets are spayed/neutered, and check with previous landlords to confirm there were no issues.
We understand it’s a personal decision, but we always encourage owners to consider allowing pets. The goal is to find a great tenant quickly, maximizing your income and minimizing vacancy. 💼
Let’s keep your property thriving and your tenants happy! 🐾
