FAQ/Processes
Before marketing your property, we will conduct a ‘Rent-Ready’ Inspection to ensure it meets our high standards. A copy of the Make Ready Checklist was included with your Management Agreement so you can familiarize yourself with our ‘Rent-Ready’ criteria. We aim to meet any reasonable expectations a quality resident would have for their home.
We will help advise you on setting a realistic asking price for the property. Usually we recommend starting at the upper end of comparable closed listings if the property condition and amenities will support the price. Rent prices are based on the market and area comps, not on mortgage payments or other financial obligations. We always want to list at the highest point reasonable, but if no viable inquiries are received within a week of marketing/listing, you must be open to lowering the price based on our provided ranges. Properties sitting vacant on our program cost everyone money and our objective is to maximize your income by placing quality tenants as quickly as possible.
Prior to receiving keys to the property on their move-in date residents are required to sign the lease agreement, provide evidence they have turned on utilities and obtained renters insurance, and pay the balance of the move-in funds owed.
Requests to add or move residents or pets from a lease are evaluated on a case-by-case basis. If a lease is approved with one or more pets our policy is to permit the residents to replace pets (if they die, run away, etc.) provided the new animal meets policies.
Approximately 90 days prior to the end of a lease term we will reach out to the tenants to notify them the end of their lease is coming up to see if they know their intentions. We require either a signed renewal or a notice to vacate 45 days prior to the end of a lease. IF YOU INTEND TO SELL OR TAKE THE PROPERTY OFF OF OUR RENTAL PROGRAM, you MUST notify us at least 3 months prior to the end of the lease.
