OUR PROMISES TO OUR CLIENTS
- You will always be able to speak to the owner.
- You will always be informed of each and every maintenance request or need, no matter how small.
- You will never see maintenance markups. We believe handling maintenance is a part of management and you get a copy of the invoice that vendors send to us for payment. If you’d like to speak to our vendor before or after work completion, we welcome open lines of communication.
- You will always receive a copy of the lease and all inspection reports.
- We don’t hold your rent income in arrears. Owners are paid via EFT each month between the 20th–28th.
- We don’t charge excessive lease fees every time your property is vacant. The 1st leasing fee is a ½ month’s rent. Each subsequent is $225. If you self-manage and only want us to find a tenant and handle move-in tasks, we charge 25% less than the industry norm (75% of one month’s rent).
- We don’t charge fees during vacancies. If you’re not getting income, we’re not getting income.
- All showings are done in person — we don’t allow access to your property without pre-screening and an agent on-site.
- We thoroughly vet prospective tenants. We aren’t just looking for a body to fill your home. A good tenant that pays on time and cares for your property benefits everyone.
- We always verify utilities are transferred into the tenant’s name, renters insurance is active, and all payments are made before keys are provided.
- We have clear processes for everything and believe in being proactive vs. reactive (see Owner & Tenant Handbooks on our website).
- While rare, if needed, we file for eviction and attend court on your behalf as part of our 10% management package.
- We specialize in long-term property management only — no HOA management, no real estate sales, and no short-term rentals. This allows us to excel at what we do best.
